If you are selling your home, a bank, a real estate agent, or title agency, you may request an HOA status letter by emailing the treasurer of the HOA with your request.  Be sure to include all of the following information:

• Your name, email and phone number and the company or agency you represent if you are not the homeowner

• Sellers Name(s)

• Property Address

• Buyer's name, email and phone number

• Anticipated closing date

Status requests submitted without this information will not be able to be processed until all information is supplied.

Several homeowners have written in to inquire about the paint on their lawns and the workers digging along streets in the neighborhood.

AltaFiber (formerly Cincinnati Bell) is bringing their fiber optic networking to our neighborhood.  While we do not have direct contact with the company about the project, we thought a quick run down of what you can expect based on completed work thus far might be helpful to folks that have not yet had the installers come through.

1. The paint in our yards is part of the Ohio Utility Protection Service mandatory marking of existing utilities.  Ohio law requires that anyone planning to dig must call 811 before you dig.  If it is on your grass, don't worry, it grows out.  Markings on asphalt and concrete also go away in time.  Once the work has been completed, you can sometimes expedite the process of removing the paint from hard surfaces using a pressure washer.

2. While most of the work to install the fiber conduits is done with underground boring machines, some of the work does require manual digging to bring the conduit to the service at the utility boxes in our yards.  Thus far, most of these holes appear to be getting filled in and the original sod restored over the hole to the point that you can barely tell that there was work done.

The WESMT Homeowners Association has obtained the required number of owner votes to pass the Amended and Restated Declaration, and the First Amendment allowing certain signs subject to certain conditions.

Dues for 2024 are due by January 1, 2024 so please plan accordingly.  Dues will be $400 per household this year.

As with last year, a 30-day grace period is permitted by the by-laws passed in 2021.  Please bear in mind that payments received after January 31. 2024 will be charged a late fee of $25 per month or portion thereof that they are late beyond the January 1 due date.
